My handyman and my HVAC technician handle most of the other fixes or problems that the units might have
As the owner of a property management company, I have learned that I need to have a few emergency contacts on call. For instance, I have a plumber, a handyman, an electrician, as well as an HVAC technician, who are there for emergency service when I need it. Part of my job as a property manager is property maintenance, and making sure that all the tenants are comfortable inside their apartments and homes. Over the years, whenever I had an issue inside a unit, I made sure that it was fixed within a short amount of time. In addition, I typically perform annual property inspections to make sure that all the appliances are serviced and are in great condition. During these annual property inspections, I have my handyman and HVAC technician perform service on the appliances that need to be inspected and serviced every year. It is important to have annual property inspections because the inspection helps to identify any issues, which could potentially save some money in the long run. During these annual property inspections, the tenants usually tell us about any additional issues with the unit. Typically, I don’t need to use my plumber or my electrician, but once in a while, I will have a problem that requires their level of expertise. My handyman and my HVAC technician handle most of the other fixes or problems that the units might have. Once all the appliances are inspected, the next step is to make all the repairs or replace all the appliances that are old and outdated. This process has worked for my property management company, and all the tenants are usually satisfied with our level of service.
